Finding a Long-Term Rental in Mallorca: What Actually Works

I’ve now been through the Mallorca rental hunt twice, and this autumn reminded me how stressful it is. Here’s what I’ve learned about where the good places actually are, and how to get one.
Look between autumn and early spring, search beyond the big portals, and have your NIE, proof of income and deposit ready before you view. By law you pay one month’s deposit plus at most two months of extra guarantee, and the agency fee is the landlord’s, not yours.
When to Look
The best time is from autumn to early spring, when the summer crowds are gone and more owners decide to rent long term. In summer, many places switch to holiday rentals and prices go up. Watch out for winter-only offers: some owners rent from autumn to spring because they want the place back for tourists in summer.
Where to Look
The Big Portals
Idealista and Fotocasa have the most listings. Set alerts and reply within hours, not days.
Local Agencies
Many good places go through local agencies before they’re ever posted online. Visit the agencies in the towns you like, in person if you can.
Facebook Groups
Local and expat groups for your area often have private listings. Be extra careful here (see scams below).
Word of Mouth
Often the best route. Tell everyone you’re looking: your café, your gym, your neighbors.
What Landlords Will Ask For
Have this ready before your first viewing:
- Your NIE and passport or ID
- Proof of income: work contract, payslips, or tax returns if you’re self-employed
- A Spanish bank account, or a plan to open one
- Sometimes references from a previous landlord
The faster you can say yes with everything in hand, the better your chances.
What You’ll Pay Up Front
That means you’ll pay at most four months up front including the first rent. If an agency asks you for a fee, a “finder’s fee” or extra money “just in case”, that’s not allowed for a home you’ll live in. Spain’s Consumer Ministry lists both as common abusive clauses. Source
Long-Term or Seasonal Contract?
A long-term housing contract (vivienda habitual) gives you the strongest protection. Some landlords offer seasonal contracts (de temporada) instead, which give you fewer rights. Ask which one you’re signing, and read it before you pay anything.
How to Avoid Scams
- Never pay before you’ve seen the place, in person or by live video
- Never pay before you have a signed contract
- Be suspicious of prices far below similar places nearby
- Ask who the owner is, and check that the person you’re talking to can actually rent it out
FAQ
Do I Have to Pay the Agency Fee When Renting in Mallorca?
No, you don’t have to pay the agency fee when renting a home to live in. Since the 2023 housing law, agency and contract fees are paid by the landlord.
How Much Deposit Can a Landlord Ask for in Mallorca?
A landlord in Mallorca can ask for a deposit of one month’s rent, plus an optional extra guarantee of up to two months. More than that isn’t allowed for a home you live in.
Can I Rent in Mallorca Without an NIE?
Renting in Mallorca without an NIE is hard, because most landlords and agencies ask for one before signing. Apply for your NIE as early as you can.
